Creating a marketing plan

We create a marketing plan for your home that will help distinguish it in our local marketplace and attract buyers to your property. This may include advertising in the local newspaper, advertising your home on the Internet, holding open houses and more. We utilize a customized marketing plan to create a personalized selling experience for our clients. The purpose of a marketing plan is to sell a home at the best price possible in a timely manor.

Setting the price

We prepare a Comparative Market Analyses to establish the most accurate pricing for the current market conditions in your area. We search for homes comparable to yours that have recently sold as well as homes currently for sale.

If a home is priced too low it could end up costing you money and if priced too hight it could scare potential buyers away. Setting the right expectations from the beginning is important to Down Home Properties.

Showing your home

Now it is time to prepare your home for showings and open houses. It is best to go though your home and stage it to highlight the best features. Protecting yourself

It is a good idea to look into a Home Protection Plan, that protects you (the seller) through the listing process as well as the buyer during their first year of ownership. This insurance plan will provide protection for major repairs, please ask your Down Home Properties agent for more information.

Making the deal

A buyer has made an offer – now it is time to negotiate. Rely on your real estate professional to guide you through this process. He or she will help you arrive at an acceptable price, terms and conditions. Once you have accepted an offer, we work to keep the deal together by meeting deadlines and criteria, including home inspections, appropriate buyer visits, scheduled deposits and other steps. In fact, during this period there may be a renegotiation of the accepted offer price depending on the outcomes of these visits. As the closing nears, you may also need to perform repairs or do additional work to the house as agreed upon in your contract. In addition, you will need to have the house cleaned prior to the closing so that the buyer can complete a final walk through. We’ll be there to assist you through each step. Finally we’ll arrive at the closing table, the money will exchange hands, papers will be signed and then it will be time to hand over the keys.

Buying your home

Understand what makes your dream home

Start by creating a prioritized list of features you want in your next home and the reasons why. Your Real Estate professional will use it as a search guide but remember you will probably need to make some compromises. Most importantly, decide on where you want to live. Location is a huge part of any move. Down Home Properties will help you in finding the right neighborhood utilizing current market availability.

Setting a budget

If you plan to take out a mortgage to purchase your home start by visiting your bank or mortgage broker to obtaining a pre-approval letter. This will help you and your Real Estate professional know the maximum shopping allowance for a new home. Having a pre-approval letter from your lender will also show the seller you are ready to move forward with a purchase.

Start shopping

The next step is to start searching for homes in your ideal neighborhood that meet your criteria and are within your approved price range. You will work with your Real Estate professional to search for homes that meet your needs. Once you’ve created a list of homes to view your agent will line up private showings along with visiting open houses. When comparing homes, remember not all homes are alike. Make notes about what you like and don’t like on each property you visit. You will want to keep notes of the homes you like and their differences such as number of bedrooms, size of the yard and which street the houses are on. These factors will help in the decision making when you are ready to make an offer.

Making an offer

Now that you have narrowed down your search and found your dream home it is time to make an offer. Your real estate professional will be there to negotiate the offer. This will allow you to keep your emotions out of the negotiation and reach your goal of purchasing your home.

This might also be a good time to consider purchasing a home protection plan. These insurance policies can be purchased by the buyer or seller and help protect against unexpected costs or home repairs during the listing period or in the initial years after a home has been purchased.

Inspections

After your offer has been accepted, it is time to line up various inspections including a building/home inspection, pest and termite inspection as well as a title search. Once the inspections are competed negotiation of how to address the results will begin. You will also want to line up homeowner’s insurance as it is required by your lender. Insurance

Your Down Home Properties agent will line up all required inspections on the property and work with you and the seller to resolve any issues brought up after the inspections. A final walk through of the home will also be set up for you to make one final visit to the house prior to closing. At this time, you will want to confirm any items from the inspections have been addressed as well as confirm the home is in the same condition as it was when you made the offer.

Closing

Before you arrive at the closing, make sure all the necessary paper work and deposits have been completed. If the mortgage, title work, homeowner’s insurance and other items necessary are not completed and brought to the closing table, the closing may not happen on time. And, depending on what the contract says, this could result in further action including financial penalties and even the loss of your rights to the home.

Once you close, it’s official – you own your dream home! But there might be a few things you want to do before you lay out the welcome mat. These include turning on the electricity and other utilities necessary, subscribing to the local paper, cleaning or replacing the carpet, arranging for lawn services, etc. This could also be a good time to make some needed renovations.
